Do you work with sellers?

Yes. Selling homes is the core of my business and where most of my expertise is held. I create the strongest leverage, the most negotiating power, and the best financial outcomes for my clients through a strategic 5 day selling strategy that eliminates headaches, nosy neighbors and tire kickers as often as can be.

Do you help buyers?

Absolutely. We use a proven 5W system to identify the right homes, evaluate true value, track commute and lifestyle fit, and negotiate the strongest possible terms. Often we find houses for people that other’s dont know are for sale. We are known for negotiating prices, finding ways to get the seller to pay the buyer’s closing costs, having them cover interest rate buy down payments to lower the mortgage per month cost, make repairs, leave r

What price range homes do you work with?

From condos in the low $300s to luxury homes well into the $3M+ range and everything in between. A $350K condo gets the same care and strategy as a $3M property. It’s about the relationship, not the price point.

What do you charge to sell a home?

Typically 2.5%–6% depending on property type, price point, and strategy. This covers preparation, marketing, magazine-quality presentation, advertising, negotiation, and full transaction management. My goal is simple: net you more than my fee costs you.

How much do you charge to work with a buyer?

The laws shifted and transparency was brought to the forefront of real estate commissions — and I for one am thrilled about it.

You have every right to know how much the seller will compensate me for managing your purchase smoothly and when that will happen.

In my experience, about 95 out of every 100 sellers are willing to pay a fair buyer-agent fee.

You’ll always know ahead of time so you can make an informed choice.

Do I have to pay you if my house doesn’t sell?

No. Definitely not.

People hire me to sell, not just market, their homes.

It’s incredibly rare that a listing I take — where the seller and I are aligned on price and strategy — doesn’t produce offers the seller is thrilled with.

But for your comfort, every listing agreement includes a clause allowing you to cancel at any time prior to accepting an offer.

Do I need a sign or open houses?

No — both are optional. But they’re powerful tools when used strategically to create demand and competition. Your home, your choice.
