The real estate market will always be ruled by the law of supply and demand. For those who are thinking of selling now may be the time to get serious. Just four weeks ago I led a meeting explaining to my partners that I wanted them to prepare physically, mentally, emotionally for the stress of the spring market. The demand and anxiety among the serious buyers had been higher than I had experienced in my 12+ year career. Receiving 6, 8, 10 offers on one of our listings was the norm. Since then the world in many regards has come to a halt however the market dynamics of real estate haven’t changed. There were fewer homes for sale than anyone could have projected for 2020. If you are one of the many who should or must sell now it’s imperative that you understand we have the ability to achieve the extraordinary results you deserve.

If a move in condition property hits the market in a great neighborhood, well presented with a clear strategy, correctly priced it will sell for top dollar with competing offers. The key is determining if now is the right time for you financially or emotionally.
Who should be selling soon?
- Downsizers who are depending on their homes as their nest eggs or people entering assisted living for health reasons.
- Sellers who have vacant houses like people who have already moved, who have been relocated, or those who inherited properties.
- People who are divorcing who have court orders for sales.
- People who are renting their property but not making a profit or who need the equity from the investment.
- People who were already struggling financially that can reduce their expenses and lessen the stress by moving.

To determine if selling makes sense ask yourself these tough questions.
- Is there a substantial issue with your existing either home that’s financial? An issue to it’s location not being where you need to be? Is there a school district problem? Is there a space or floorplan dilemma that you could alleviate by moving that is time sensitive?
- Are you already behind on your mortgage? If so please talk to me as early as you can. The sooner we start to plan for the transition out of your property the better. Though many lenders have been instructed not to foreclose that does not stop the financial burden from growing. Legal fees, late fees, processing fees, missed mortgage payments add up and diminish the equity. Also, for some selling at foreclosure, shortsale or auction can create a tax debt. The higher your sale price the safer you are , the less you could potentially be responsible for. There is a lot to take into consideration. We have a legal team including experienced short sale negotiations, foreclosure experts, bankruptcy attorney and debt restructure team available to consult with.
- If your equity drops by 10% or more will your quality of life be harmed dramatically?
- Do you own more real estate than you would like to?
- Are you physically unable to stay in your home?
If you are comfortable at home, would like a different house but don’t really have to now may not be the safest or most sensible time to do so. If you can stay comfortably in place 2021 will be here soon enough and by then we should be out of this unusual marketplace.
